First Time Buyers
Step One:
We meet you and assess your circumstances and plans with the goal of getting you the all-important Agreement in Principle, this lets you know how much you can borrow up to and helps to prove your credentials as a serious buyer to sellers and their estate agents when you find your dream home. With our experience with estate agents all over the country, we can help you get to the front of the queue when it comes to viewing your dream home.
Step Two:
When you find the one it’s time to think with your head and your dedicated advisor will help you pitch the right offer that gives you a better chance of getting accepted.
Step Three:
As an impartial mortgage advisory business, you will have total peace of mind you are getting impartial professional advice that is tailor-made to your specific circumstances, taking away any stress and time lost trying to do it all yourself.
Step Four:
Once you have your offer accepted, we will help you appoint an experienced and well-regarded firm of legal experts to deal with the crucial legalities. With a lot of smaller local solicitors not being on all the bank and lender approved list, we will ensure you don’t find out too late by referring our approved partner firms.
Step Five:
Once the lender has done their checks on you and the property usually using a valuation survey the mortgage offer is issued. This basically means you will have a formal offer of the mortgage for the amount you want on the property you want.
Step Six:
Then you and the seller of the property you are buying will need to sign the contract around the same time you and the seller will agree on the completion day. At this point, your deposit money will be sent by your solicitor to the seller’s solicitor and this is called the exchange of contracts at this stage the deal becomes legally binding.
Step Seven:
This is the big day your solicitor sends the money that the mortgage company has lent you to the seller’s solicitor. Once the seller’s solicitor receives the money in full they will confirm with your solicitor, who will call you to confirm completion. The estate agent you’re buying through will normally call you to advise when and where you can collect the keys to your new home. Well done, you are now a proud homeowner!
